| Q. What does Land's End Real Estate
provide? |
| A. |
Land's End
Real Estate is a real estate development company. We
specialize in acquisition of real estate and development of
residential and commercial projects. Our primary focus is on
commercial real estate development, although, a number of residential
tracts have been constructed by Land's End
Real Estate. At times we will provide a service to develop
landowners' property.
|
| Q. I want to own/lease a commercial
piece of property. What is the procedure in working with Land's
End Real Estate? |
| A. |
Typically, Land's
End Real Estate has in inventory a number of locations
from which you could choose to buy or lease your office space.
Projects we develop are usually larger tracts of land that have
been divided so that buildings can be purchased in a range of
3,000 to 6,000 square feet. Leases can be obtained for occupancy
of smaller spaces where tenant will occupy a portion of a building.
If our current inventory is not suitable for you, we can actively
pursue other locations. Once a site is selected Land's End will
assist in designing your space to meet your needs.
|
| Q. Elaborate more on what exactly
your process is and what I get as an occupant of your project. |
| A. |
We typically meet and design
a sample floor plan, which through the use of CAD drafting is
very easily adjusted as we continue to massage the project to
meet exactly the needs of your business. Once the floor plan
is near completion, the plan is then embellished for esthetics
with different forms of ceiling treatments. We establish a meeting
with our interior design group to start assisting the client
on color choices and electrical, phone, data, and lighting is
located on the drawings to meet the specific needs of your business.
Once all this is accomplished the client approves the documents
and Land's End Real Estate obtains
permits to start construction.
|
| Q. How long does this process take? |
| A. |
On existing inventory a move-in
can be obtained, including design of the space, in as little
as three months. If we are to select an alternative site, anywhere
form one month to three months is established for site selection,
three months for site development and city approvals, and four
to five months for building construction. |
